Unique Ocean Front
Lots Near Seal Rock, Oregon
October, 2002 Spruce Pointe consists of a large common area and four oceanfront estate-sized home sites. The owners are two families who searched for a long time to find just the right place on the Oregon Coast. Once three of the home sites are sold the fourth will be withdrawn from the market.
About four years ago we were fortunate to purchase the site from the family who had owned it for about 80 years. The property looked like it did in 1936 when the earliest air photos were taken. No prior development was evident. However, we learned that in the 1800s there was a cabin on the site owned by a man who mined the creek and beach for gold. His name was Collins and the Creek bears his name.
We are not professional developers. We tried to make something unique and of lasting value for ourselves and our families. We wanted a site with a broad, sandy and relatively safe beach (except for logs that are always dangerous,) easy access, but with home sites well out of the flood plain. We sought unique features such as ancient spruce trees and nearby hiking trails, interesting ocean views with headlands or rocks, home sites away from highway 101, close (but not too close) to air travel, medical facilities, library, shopping and entertainment.
At Spruce Pointe we found it all. We are 7 minutes from the Newport Airport, 7 minutes from Waldport and the great Alsea estuary, 12 minutes from the Oregon Coast Aquarium and the Yaquina Bay estuary with crabbing, ocean sport fishing fleet, and Newport?s many restaurants, excellent medical and educational services. But we also have a place to enjoy the surf, ocean breezes, shore birds, deer and pines as they were when Juan de Fuca sailed by in 1592.
Four new homes will change the primitive bluff, of course. But each home site has a unique and private location with perpetual protections to be sure it stays that way.
Seven or so acres adjacent to the North are owned by the State of Oregon and are still primitive, with no State plans or funds for development. We have no special access rights. But we do have the best practical access and in four years have never seen another person on the upland part of this parcel. Years ago a cabin burned on this site leaving a great stone fireplace and chimney that still stands.
To the South we own an undeveloped 20 acre parcel. This may eventually be developed as several home sites. It has its own access road that will stay South of Collins Creek.
Collins Creek and its riparian lowlands provide a buffer that can not be developed except for a foot trail to the beach. Beavers usually dam the creek in the winter.
To the East, across Highway 101, is a 20-acre parcel we also own. Much of this is wetland and can never be developed. There are a few potential home sites back from the highway. But we have no plans for development. The area is open to hiking. We plan to break some hiking trails soon so people can enjoy the primitive beauty of the areas away from the highway.
Pricing for the lots is as follows: Lot 1 $325,000. Lot 2 $300,000. Lot 4 $375,000. Lot 5 $450,000. We will carry a contract up to 10 years at 10% interest with a minimum of 25% down.
